They're estimates, not approvals — every lender assesses differently, and those differences are exactly why it's worth having someone who knows all twelve.
What a calculator can and can't tell you.
How accurate are these?
They use the same shape of servicing test a bank does — income, less living costs, less commitments, stress-tested at a rate well above the carded one. What they can't know is a particular lender's policy on your particular situation, which is where the real differences are.
Why is the test rate higher than the advertised rate?
Lenders check the loan still works if rates rise, so they assess at roughly 2.5–3% above the rate you'd actually pay. It's why your borrowing power is lower than a repayment calculator might suggest.
Do you keep what I type in?
No. These run entirely in your browser. Nothing is submitted, stored or shared unless you choose to book a call.
My bank's calculator gave a different number.
Almost certainly — they're modelling their own policy, and we're being deliberately conservative. Two lenders can differ by six figures on the same application, which is the whole reason brokers exist.
