Why is the yield lower than the listing said?
Listings quote gross yield on 52 weeks of rent and nothing else. Net yield takes out rates, insurance, maintenance and management, and assumes three weeks empty. The gap between the two is the part you actually live with.
Is a negative weekly number bad?
Not automatically — most NZ residential rentals run negative today, and plenty of investors accept that as the cost of a capital-growth position. What matters is whether you can fund it through a vacancy and a rate rise, not whether it looks tidy on a spreadsheet.
Does this tell me what I can borrow?
No, and the difference catches people out. Lenders shade rental income — most count around 75% — and assess your total debt against your income. This models the property; your borrowing capacity is a separate question, and usually the binding one.
Where's tax in this?
Deliberately absent. Interest deductibility returned to 100% from April 2025, but what that's worth depends entirely on your income and structure. That's your accountant's question, and modelling it here would give you a number precise enough to trust and wrong enough to hurt.
Can I use equity in my home as the deposit?
Usually, and most second properties are bought that way. Banks lend to about 80% of your home's value; what's left after your current loan is what you can release. The equity helper in the calculator works it out.
